How Strong Was the Kirkland, WA Real Estate Market in September, 2011?

Kirkland, WA Real Estate Sales Through September, 2011

The number of homes for sale in Kirkland continues to be fairly constant, although the number dropped a bit this past month.  I expect to see this number drop even more as we head to the end of the year.  (Hard to believe, but we are almost there!)

In September, 21% or 57 homes in Kirkland sold.

Homes on average were on the market for 87 days.

As we’ve seen most months, there were several home sales that did not stay together.   When I first reported the August home sales,  62 homes had sold.  Eight home sales failed, leaving 54 home sales intact in August.  This means 13% of the offers did not go through.   Sales can fall apart over the inspection, financing or simply because a buyer has cold feet.

Kirkland is one of the faster places for selling a home on the eastside. This is a testament to the city’s prime location close to jobs here in Kirkland with Google in the Houghton neighborhood of Kirkland.  Microsoft, is just down the road in Redmond, which is an easy commute for many people coming from Kirkland.

The variety of housing stock and price ranges bring a huge mix of people to Kirkland. Plus, the ambiance of the city, with its access to Lake Washington, is a big draw for many people.

Best month to sell a home:

Sellers had a 5% chance of selling a home in Kirkland in November, 2008.

November was the toughest month to sell in Kirkland because the the absorption rate was the lowest and the least number of homes, 21, sold.

Am I worried about Kirkland real estate and eastside real estate in general?  No, I’m not.  I’m a realist when it comes to the market.  There may be some differences with company layoffs and slowdowns such as possible with both Microsoft and Google, but the market will come back, it’s a question of when.  For now, I’ll repeat what I wrote a few months back:

If you’re thinking of making a move now, be prepared to be extremely competitive, in top-notch condition, and the best priced home in its “class.”  Homes are selling, but only those which stand out head and shoulders above the competition.  If you don’t need to move or this scenario is not comfortable for you, then wait until the market changes, and it will.  However, if you’re going to sell because you want to downsize or look for a larger home, then it may make sense to consider a move.  I have clients right now who are doing this very thing.  They were being incredibly “accommodating” in the sales price of their home, but plan to make up for it on the home they are buying by getting that home at a killer price.

Kirkland’s Google Offices-An Update

Google’s offices in Kirkland are going to be downsized even more than first reported in November.  According to Brier Dudley in a recent Seattle Times article, Google will now rent out almost 40% of the office space going up on 6th St. South near downtown Kirkland.

It was exciting to see  Google expanding its presence in Kirkland.  It’s disappointing that it will done on a much smaller scale. Currently there are about 500 Googlers working in Kirkland close to Park Place.

Other tech blogs have picked up the story and are also looking to see if Microsoft makes an changes with its employee count after the first of the year.

The Googleplex is still rising in Kirkland, Washington, however, one of the buildings is now up for lease.  Google only plans to use 2 of the 3 buildings on the Kirkland campus.  Downsizing and setting new goals seems to be hitting everyone right now.

 Google’s new Seattle/Eastside space is rapidly going up just south of downtown Kirkland.  With 180,000 square feet and over 600 parking spaces,  it’ll be a magnet for thousands of high-tech jobs.   Google is helping to change the fabric of Kirkland from a quiet town along Lake Washington to a hub of high tech jobs.

Kirkland Googlers, If You Lived In Kirkland, WA’s Highlands, You’d Be Home Right Now!

Kirkland was both in the Seattle Times for our “warm” Starbucks and also talked about on National Public Radio, NPR, last week.  I was in NYC for Inman News Real Estate Connect and a Highlands neighbor emailed me about the NPR story.   Kirkland weblog also referenced the story.

Google is helping to change the fabric of downtown Kirkland.  Kirkland has changed dramatically over the years, exploding in the last decade with new condominiums, a hotel, and lots of great restaurants.  The Google  employees located here contribute to our city’s economy in a big way.  Restaurants at Parkplace are often filled at lunch because Googlers are just a few minutes from Parkplace.   I’ve noticed the stoplight by the Post Office turns red quite a bit these days as the Googlers are trying to cross 6th St. from the Google office to Parkplace.  Before Google, this light rarely changed.

 Google’s Kirkland office is just about a half mile from Kirkland’s Highlands. (So Googlers, if you lived here in The Highlands, you could walk to work!) We have all kinds of wonderful homes in The Highlands, big ones, small ones, older ones, and new ones.  Town homes, condos, single family homes, contemporary, traditional, bungalow style, private lots, big lots, small lots, view lots, and more. The Highlands has parks with playgrounds and tennis courts.

The neighborhood has a terrific walk score as compared to many suburban neighborhoods.

There’s easy access to Peter Kirk Elementary and Kirkland Jr. High. Our schools are part of the Lake Washington School District, one of the best in the area.

 Prices range from the 400′s up to the two million dollar range. We are right off the highway and just seconds, 1/2 mile to Parkplace.  So Googlers, come on up to The Highlands, you can find some great choices and great homes here.  After all, you have a great location, great housing selection, parks, easy highway access, water, beaches, galleries, and restaurants.  What more could you ask for!
