Kirkland Highlands Real Estate News, 6-20-11

The past two weeks were quieter than about a month ago when there were 5 new listings on the market.  This week there are two new listings, there have been a few sales, and a few homes  came off the market as they had not sold.  Although there were sales this week, there were no sales that closed.  Since there have been more sales happening, I expect to see some closed sales in my next report.  Right now, the Highlands has a mix of some great homes for sale in price ranges from the low $300′s to over $1 million.  There’s something for everyone here as the Highlands has a wide variety of housing styles and prices.  The Highlands is located close to downtown Kirkland and has great access to the highway 405, so it’s a terrific location.

Kirkland Highlands Real Estate News, 6-6-11

The Kirkland Highlands real estate market is breaking out of the tight price range of $350-750,000 that we’ve seen over the last month or so.  There’s now a home available under $350,000, a home for sale in the $800′s and two for sale over $1 million.  This range is more representative of all the homes available in the Highlands neighborhood.  Real estate sales are still good as two home are now pending and two home sales closed.  One of the sales happened in two days and was for full price!  Full price offers are rare in this market, but there are some buyers who recognize a good value and go for it.

This week there are a couple of more homes for sale, so we might see more coming on the market in the next month or so, which is pretty typical for summer.

It was a good two weeks for real estate in the Kirkland Highlands.  There are only 19 homes for sale and 4 homes received and accepted offers these past two weeks.  One home sale has moved to pending status, which means the inspection has been resolved between the buyer and the seller.  There were no home sales that closed the past two weeks, but there will definitely closed sales coming up in the next few weeks  because there have been several sales over the last month.  Have a great Memorial Day weekend.  Let’s hope for sun!

If your home is in one of the price ranges where nothing is for sale, think about selling now before more homes come on the market.  If more homes are for sale, it will be more competitive.   If you’re not sure of your home’s value, feel free to contact me to find out what your home may be worth in today’s market.

Kirkland Real Estate Sales Through April 2011

In April,  30% percent of all the homes for sale in Kirkland had accepted offers.  These odds were the highest Kirkland has seen in years.  In fact, the number of home sales more than doubled since January of this year!

April’s sales surpassed April 2010, when sales were artificially inflated by last year’s tax credit.  This year buyers are ready to buy and actually doing so because they want to move on, literally.   There is clearly a difference, a more positive difference, in the marketplace this year.

If you follow real estate news in the media, keep in mind the articles are geared to a wider area, whether its Seattle, King County, Washington State or the entire country.  Since “one size real estate” does not fit all, it’s important to get real estate news that is based on specific neighborhood and/or city statistics.  Even in the Seattle area, there are vast differences among the various locales.

As far as eastside real estate goes, Kirkland had one of the highest percentage of homes sales last month.

Is everything back to what was the old “normal?”  No, it’s not.  It may never be.  But I am saying the real estate market in Kirkland is a good, but very realistic one.   It may be our new “normal” real estate market and that may be just fine.  What do you think?

The homes for sale in the Kirkland Highland’s continue to fall in the mid-range of pricing for the neighborhood.  The homes for sale fall between $350-$749,999.  All of the homes that are new to the market this week were priced between the high 300′s to $575,000.

The two homes that were available for over $1 million dollars sold a couple of weeks ago.  This week’s closed sale happened to be a home priced under the $350,000 range.  It sold in just a few weeks.

If your home is in one of the price ranges where nothing is for sale, think about selling now before more homes come on the market.  If more homes are for sale, it will be more competitive.   If you’re not sure of your home’s value, feel free to contact me to find out what your home may be worth in today’s market.

How Many Homes Sold In Kirkland, WA in March, 2011?

Kirkland Real Estate Sales Through March 2011

There still aren’t a lot of homes on the market in Kirkland, which is surprising to me because the number is usually creeping up by this time during the year.  As you can see above, in March of 2010 there were 345 homes for sale, which is more typical of this time of year.  Out of the 277 homes for sale in Kirkland, 69 homes sold in March, 2011.*  One quarter of all the homes for sale in Kirkland got an offer.  These odds were a lot better than we’ve seen in a long time.

The median price in Kirkland increased from $515,000 to $559,000. This is the third month in a row with a very small increase in median pricing.  Still, when pricing a home to sell you have to pay attention to the pricing of the homes for sale that are most like your home.  If there are a lot of other homes for sale in your home’s price range, then the asking price will need to be more aggressive.

Right now in the Highlands, there are 15 homes for sale between $500-$750,000.  This means these home owners will need to be more careful when setting the asking price.  If the home is not a good value, buyers will go buy the homes in the neighborhood that are a good value.   Price your home so it’s a good value when compared to these other homes.

Remember, too, the median price for each month only reflects the home sales for that particular month.  It’s important to track pricing over several months to get a more accurate reading as to whether prices are up or down.

There are big gaps in the Kirkland Highlands real estate market with homes available only in some price ranges, but not all. Right now the largest number of homes for sale falls in the $500-750,000 price range.  Because there is more for sale in this price range,  the pricing for these homes will need to be more competitive.

If your home is in one of the price ranges where nothing is for sale, think about selling now before more homes come up for sale. When more homes come on the market, there will be more competition.   If you’re not sure of your home’s value, feel free to contact me to find out what your home may be worth in today’s market.

By the way, in case you’re wondering why there’s one more home on the market this week ( 20 instead of 19), but no new listings, it’s because a home came back on the market and is for sale again.  It’s not new to the market.

If you’re wondering about the price of this home, it’s in a planned unit development.  It’s a town home, but legally can be called a single family home (this may require another blog post to explain), so the information is posted in single family homes by the NWMLS.  The town home was a one bedroom with 1.5 baths.

$294,000:  Final sales price $310,000: Last asking price $439,000: Original asking price.  Sold in 68 days for 33% below the original sales price.

There are 5 new listings this week, but four are new construction.   With nothing in The Kirkland Highlands for sale for less than $350,000, between $750-999,999, and over $1.5 million, if your home falls into these price ranges,  it would be a great time to sell your home.  Not sure of your home’s value?  Feel free to contact me to find out what your home is worth.

A month ago there were 12 homes for sale in the Highlands and now the number has jumped to 19.  There were no price reductions and no homes came off the market, all good news for the neighborhood.  If homes are not coming off the market because they did not sell and prices are not being reduced, then more sellers are pricing their homes at what the market will bear right now.

Where have all the sellers gone in the Kirkland Highlands?   We continue to have fewer homes on the market than we usually do this time of year.

Of the homes for sale, we’re now seeing a wide variety of pricing.  Homes are for sale all the way up to the low $1 million dollar range.

Kirkland, WA Real Estate Sales for February 2011

There still aren’t that many homes on the market in Kirkland, which is surprising to me because the number is usually creeping up by this time during the year.  Out of the 252 homes for sale in Kirkland, 51 homes sold in February.  The actual number of homes that sold in February wasn’t all that different than other months, but there was a lot less competition.  Going back all the way to December, 2009, you can see February had the least number of homes for sale.   Because there are less homes for sale, the Kirkland real estate market has been stronger.  I just listed a home in Kirkland, and it’s getting a lot of showings.  Buyers are out there and making offers to buy.  There’s definitely a more optimistic, but still realistic, mood out there.

The median price in Kirkland increased from $537,500 to $542,725. This is the second month in a row with a very small increase in median pricing.  Still, when pricing a home to sell you have to pay attention to the pricing of the homes most like your home.  Price your home so it’s a good value when compared to these other homes. Remember, too, the median price for each month only reflects the home sales for that particular month.  It’s important to track pricing over several months to get a more accurate reading as to whether prices are up or down.
