Kirkland Highlands Real Estate News, 5-23-11

It was a good two weeks for real estate in the Kirkland Highlands.  There are only 19 homes for sale and 4 homes received and accepted offers these past two weeks.  One home sale has moved to pending status, which means the inspection has been resolved between the buyer and the seller.  There were no home sales that closed the past two weeks, but there will definitely closed sales coming up in the next few weeks  because there have been several sales over the last month.  Have a great Memorial Day weekend.  Let’s hope for sun!

If your home is in one of the price ranges where nothing is for sale, think about selling now before more homes come on the market.  If more homes are for sale, it will be more competitive.   If you’re not sure of your home’s value, feel free to contact me to find out what your home may be worth in today’s market.

The map shows most of the outline of Kirkland’s Highlands neighborhood. The map address is simply for a street corner in the middle of the Kirkland Highlands. For those not familiar with the neighborhood, it’s a pocket of unique homes close to downtown Kirkland. In some ways it feels like an island, because it’s separated on the east by 405, the south by Central Way (the main route to downtown) and the west and north by the BNSF corridor. The neighborhood has the best of both worlds, a little isolation without any through traffic, but just seconds from everything.

A Kirkland Highlands Neighborhood Project Turns Into a Beautiful Entrance

A few summers back Kirkland Highlands neighbors planted some new plants at the entryway to the neighborhood at the corner of 112th and NE 87th St.  Today, they are looking just beautiful.  Thanks again to those who did the work.  It’s looking good!

Kirkland Real Estate Sales Through April 2011

In April,  30% percent of all the homes for sale in Kirkland had accepted offers.  These odds were the highest Kirkland has seen in years.  In fact, the number of home sales more than doubled since January of this year!

April’s sales surpassed April 2010, when sales were artificially inflated by last year’s tax credit.  This year buyers are ready to buy and actually doing so because they want to move on, literally.   There is clearly a difference, a more positive difference, in the marketplace this year.

If you follow real estate news in the media, keep in mind the articles are geared to a wider area, whether its Seattle, King County, Washington State or the entire country.  Since “one size real estate” does not fit all, it’s important to get real estate news that is based on specific neighborhood and/or city statistics.  Even in the Seattle area, there are vast differences among the various locales.

As far as eastside real estate goes, Kirkland had one of the highest percentage of homes sales last month.

Is everything back to what was the old “normal?”  No, it’s not.  It may never be.  But I am saying the real estate market in Kirkland is a good, but very realistic one.   It may be our new “normal” real estate market and that may be just fine.  What do you think?

The homes for sale in the Kirkland Highland’s continue to fall in the mid-range of pricing for the neighborhood.  The homes for sale fall between $350-$749,999.  All of the homes that are new to the market this week were priced between the high 300′s to $575,000.

The two homes that were available for over $1 million dollars sold a couple of weeks ago.  This week’s closed sale happened to be a home priced under the $350,000 range.  It sold in just a few weeks.

Connect Kirkland on a First Ever Opportunity to Walk the BNSF Corridor

BNSF Corridor Through KIrkland Is a Great Place for a Trail

Eastside Trail Advocates is pleased to be partnering with Cascade Orienteering Club for this exciting event!   This is a great opportunity to truly see the benefits of connecting Kirkland by converting the BNSF corridor to a safe, paved, pedestrian friendly trail, for walking, biking and commuting (people power of course!).  Bring your family, friends and neighbors for this fun event.

WHAT: Connect Kirkland, a run/walk event to help Kirkland residents connect with each other, our past, and the neighborhood attractions around us within walking distance from a possible future community trail.

WHEN: Sunday, May 22, from 11:00 AM-2:00PM (Registration starts at 10:00)

WHERE: The Start is where 108th Avenue NE crosses the railroad tracks by the South Kirkland Park & Ride. There will be signs from the Park & Ride.

WHY: This is the first time that the old BNSF corridor has been formally opened to the public for exploration and enjoyment. Kirkland is a town bisected again and again by I-405, numerous four-lane thoroughfares, and an abandoned railway line. To get anyplace, you pretty much need to hop into a car.

And yet, connecting most of the Kirkland neighborhoods is an unused, public-owned right-of-way that goes right past at least four schools, half a dozen parks, and two shopping centers. We have a Kirkland Active Transportation plan that emphasizes the value of pedestrian-friendly communities. And if this right-of-way were developed into a trail, it would form the backbone of a safe, eastside trail network for recreational and commuting bike use.

WHAT TO EXPECT: It’s like a scavenger hunt in South Kirkland. At registration (bring $4 and a pen), you’ll get a detailed map of the southern part of the corridor, with numerous locations marked that you can visit to answer questions. Along the way, you’ll discover Kirkland art, some of our history, some parks, and maybe even some neighbors who also like to get outdoors.

Registration starts at 10:00, on the corridor next to South Kirkland Park & Ride, and there’s a mass start at 11:00. In between, there will be tables from local organizations involved in outdoor activities, and a chance to meet some of your Kirkland neighbors. When you’re out exploring, you are welcome to visit as many of the checkpoints as you wish, speeding through the course competitively or taking time to enjoy parks and shops along the way. The finish line shuts down at 2:00 PM, but it’s your event, and your day walking through southern Kirkland.  Picture a connected Kirkland.

A Wet and Wild Hopelink Fundraiser on the Wenatchee River

Do you love river rafting?  On Saturday, May 21st, head to the sun and eastern Washington to to take a trip down the Wenatchee River.  All the proceeds from the event will go to Hopelink here on the eastside.  Not only will you have fun, you’ll be doing a good thing for people on the eastside!

The cost for the event is $65.00 and must be prepaid a week in advance.  You can register at riversinc@netzero.net.  Riversinc will provide gear, a guide, a wetsuit, and a big lunch.  Ages 10 and up can participate.
