A Surprising Start to the Year In Kirkland Highlands’ Real Estate

Hardly anyone seems to be moving in the Kirkland Highlands.  Is everyone staying put?  There are only 14 homes on the market this week.  Usually by the end of January more, rather than less, homes are for sale.  Two weeks ago there were 16 homes for sale, which is already on the low side and now there are two less homes for sale.  None of the homes for sale are priced above $750,000 right now!

Hmm… seems like a good time to think about selling your home if you plan to make a move in the next few months.

The real estate market will still be a challenge.  That’s not going to change anytime soon,  but the home sellers who’ve positioned their homes to be the best value in the marketplace will sell their homes.  Feel free to contact me if you have questions about how to position your home so you can get the best price.

The map shows most of the outline of Kirkland’s Highlands neighborhood. The map address is simply for a street corner in the middle of the Kirkland Highlands. For those not familiar with the neighborhood, it’s a pocket of unique homes close to downtown Kirkland. In some ways it feels like an island, because it’s separated on the east by 405, the south by Central Way (the main route to downtown) and the west and north by the BNSF corridor. The neighborhood has the best of both worlds, a little isolation without any through traffic, but just seconds from everything.

  • There were a total of 246 homes for sale in Kirkland and 11 homes sold.

Do You Know How Many Firefighters There Are In Kirkland?

How many firemen work for the city of Kirkland?

How may fire stations are in the city?

Kevin Nalder, Kirkland’s fire chief attended the Kirkland Highlands most recent neighborhood meeting and came armed with the answers to these questions and more.

Chief Nalder wears a few different hats in Kirkland.  Not only is he Fire Chief, he manages the Building Department and Emergency Management Services.  His job is to reduce risk to the community and respond properly to our needs.

His goal is to develop a strategic plan for the city since the last time one was done was back in 2000.  He’ll be looking at immediate, mid-range, and long-term community needs.  The plan will conduct a long term analysis of the of the fire department:  the age of the stations and equipment, and the human resources needed.

Some facts regarding our fire department:

  • 81 fire fighters
  • 5 stations manned by 3 or 5 fire fighters on a shift.
  • Shifts are 48 hours with 96 hours off.
  • 70% of the calls are medical
  • 10% are actual fires
  • 20% are hazmat (hazardous materials)
  • 5300 calls were for medical
  • 2700 were for transport
  • 153 calls required the overpass on 100th across 405 to be used.
  • 1 ladder truck
  • The city’s insurance rating is 4 out of 10, with one being the best.  This affects both the city and individual home owner cost for  insurance.

VERY IMPORTANT: The fire department is a career department and does not solicit funding through the mail or over the phone.  Chief Nalder said if anyone receives such a request for funds that it’s a scam.

This week’s hot price for Kirkland, Washington home sales:

$300-399,999, $500-599,999 3 sales each

  • The price range with the most Kirkland homes for sale: $300-399,999 37 homes. 
  • There were a total of 247 homes for sale in Kirkland and 15 homes sold.

Five less homes are on the market this week and there are 4 more home sales than last week.  A good direction to be heading!  The week before had an increase in the number of homes, so numbers are still bouncing around right now.  So far this year, no price range dominates home sales.  Sales are happening in all price ranges right now.

There are 16 homes for sale in The Kirkland Highlands, one less than the start of the year.  I’m sure the number will increase as is typical for the year, so if you want to make a move this year, don’t wait too much longer.

The Kirkland Highlands got off to a healthy start in real estate this year.  Several homes have already sold and three home sales closed this week.  The homes that recently received offers were priced up to the low $800′s.  Four of the five recent homes sales, which are now pending or pending inspection, were either short sales or bank owned properties.

This year we’ll still see a challenging market, but it will be easier for the home sellers who have positioned their homes to be the best value in the marketplace.  Feel free to contact me if you have questions about how to position your home so you can get the best price.

Kirkland’s Cotton Hill Park Cleanup Was Really Busy

Lots of volunteers turned out on Martin Luther King Day to help clean out the west side of Kirkland WA’s Cotton Hill Park.   UW-Restoration Ecology Network Center was in charge of the cleanup in conjunction with the Green Kirkland Partnership and United Way’s Martin Luther King Day of Volunteering.

Those invasive blackberry bushes were dug out and hauled to a compost pile.  With so many people participating,  a lot got done in a short amount of time.  Thanks to all who volunteered and are helping to create a Highlands neighborhood gem.

This week’s hot price for Kirkland, Washington home sales:

$200-299,999, $400-499,999 and $800-899,999   2 sales each

  • The price range with the most Kirkland homes for sale: $300-399,999 38 homes. 
  • There were a total of 252 homes for sale in Kirkland and 11 homes sold.

All the sales were for homes priced below $1 million.  Ten more homes are already on the market this week than last week.  Five of the new listings are between $300-399,999, the area’s most popular price range.

*(Reflects the revised percentage of homes sold because some home sales failed.)

The odds of selling is another way to characterize the “absorption rate” in which we take the number of homes sold in a particular month and divide it by the number of homes on the market. This number tells us what the odds are that a home will sell.  So if the odds are 10%, then 10 out of 100 homes sold that month.

Kirkland Real Estate ended 2010 with 34% less homes for sale than in January.  When more homes came on the market back in the summer and early fall, it seemed like selling a home was difficult. The sales numbers didn’t change all that much.  It was the amount of homes for sale that made it harder to sell a home.

The number of homes sold has remained pretty steady over the whole year, varying between 40-65 homes.   April reached a high of 73 sales because of the tax credit.

Don’t wait too long into 2011 if you’re thinking of selling.  As you can see by the chart above, it’s a lot more competitive in the summer.

The median price in Kirkland increased from $491,000 to $549,000. Remember the median price for each month only reflects the home sales for that particular month.  It’s important to track pricing over several months to get a more accurate reading.  If you look on the link above, you can see Kirkland home values in 2010 are generally lower than 2009, but not by a whole lot.

This week’s hot price for Kirkland, Washington home sales:

$300-399,999   3 sales

  • The price range with the most Kirkland homes for sale: $300-399,999 33 homes. 
  • There were a total of 242 homes for sale in Kirkland and 10 homes sold.

What a difference from a few years ago, when the most number of homes for sale in Kirkland fell into the $1000-1,499,999 price range.  As 2010 came to a close, it was clear that the upper tier price ranges had pushed more and more homes into the lower price ranges.  It’s far more common now to see more homes priced from $300-$500,000 than in other price ranges.  This will carry over into this year.

The year is also starting with a lot less competition.  There are fewer homes on the market right now.  As the year progresses, I expect to see more homes come on the market.  If you plan to make a move, try to do it before the middle of the summer.  Your home will be competing with far fewer homes.

It’s Recycling Time in Kirkland WA

Got stuff to recycle? It’s a great way to start the New Year.  Here are some opportunities to get “rid” of stuff responsibly.

First, those now unwanted Christmas trees.  There are two opportunities for Kirkland Highlands home owners to recycle their trees:

Boy Scout Troop 572 is picking up trees and old lights north of the middle NE 100th Street:

Curbside pickup:
Saturday only Jan 8th, between 9 am and 2pm.
Make your checks out to “BSA Troop 572″

Dropoff:

The trees will be chopped up into mulch for use by the Kirkland Parks Department.

Troop 572 is also recycling Old Christmas Lights, please remove them from your tree.
