Hot Kirkland WA Real Estate Prices of the Week 9-22-10

This week’s hot price for Kirkland Washington home sales:

$300-399,999   4 sales

  • The price range with the most Kirkland homes for sale: $400-499,999   59 homes.  Two more homes for sale than last week.
  • There were a total of 391 (down 2 from last week) homes for sale in Kirkland and 17 (up 5) homes sold.
  • Week with the most number of homes for sale in the last 7 weeks:   393 homes for sale,  9-15-10
  • Week with the highest number of homes sold in Kirkland in the last 7 weeks:  9-22-10, with 17 sales.

  • Peak  of homes and condos for sale in King County in 2009?
  • July 27th marked a high of 13,861 homes and condos for sale in King County.
  • 1-4-10 9726
  • 9-20-10  14,354

This week there were 21 more homes for sale in King County than last week. So far for the year, it looks like 14,639 homes available for sale in King County back in July might have been the peak of homes for sale.

The colors show who has the advantage in a particular price range.

  • Green means the buyer has the advantage with many homes to choose from and not that many selling.
  • Yellow means the number of homes for sale and the number of sales in the price range is balanced between the buyer and the seller.
  • Red indicates a sellers’ market where the seller may have the advantage as more homes are selling when compared to what’s available.

    Down the side of the chart, the home sales activity is broken down into a price bracket of $99,999. All the homes priced between $400,000-499,999, as an example, are put together in one price category in the chart.
    Across the top, the chart is broken down into real estate activity by the week. If you take the $400-499,999 line and follow it across the chart, you’ll see what has happened each of the last seven weeks.  There are three columns under each week. On the left side of the column is the number of homes for sale in Kirkland.  The middle column shows how many homes sold that week, and the final column under the date shows the months supply of homes for sale.  In other words, if no other homes came up for sale, it would take an average of 8.7 months to sell all the homes in the $400-499,999 price range.

Congratulations to Karen Story for Winning The Urban Forestry Stewardship Award!

The Kirkland Highlands neighborhood president, Karen Story, was honored at last night’s City Council Meeting with The Urban Forestry Stewardship Award.  The reward is very deserving, because Karen has an “unparalleled commitment to her neighborhood, the City of Kirkland, and the sustainability of our environment.”

I’ve lived in the Highlands since 1994 and no one has galvanized the neighborhood as she has done.   People have joined Karen to turn a blackberry ridden hillside into Cotton Hill Park, the neighborhood entrances are all looking better, and we are all more informed because of Karen.  She is the true soul of our the Kirkland Highlands.  Her commitment to all of us and our neighborhood has brought more people together.  Thanks, Karen and congratulations!

BACKGROUND DISCUSSION
On August 11, 2010 the Washington Community Forestry Council announced that
Kirkland resident Karen Story is the recipient of their 2010 Urban Forestry Stewardship
Award for her unparalleled commitment to her neighborhood, the City of Kirkland, and
the sustainability of our environment.

Presenting the award will be Sarah Foster, Urban & Community Forestry Program
Manager from the Washington Department of Natural Resources, Ara Erickson, Green
Cities Director from Cascade Land Conservancy, and Sharon Rodman, City of Kirkland’s
Education and Outreach Specialist.

Latest Kirkland Highlands’ Real Estate Buzz, 9-20-10

The number of homes for sale in the Kirkland Highlands’ is inching up.  We are now at 33 homes for sale, with three new listings on the market in the last two weeks.  A month ago, there were 27 homes for sale in the Kirkland Highlands.

In most areas of Seattle’s eastside we’re seeing the number of homes for sale dropping from the high of late July.  However, the number of King County homes for sale increased slightly over the last two weeks, although it’s still below July’s numbers.

The real estate statistics below reflect the activity in The Kirkland Highlands for the past two weeks. All data is taken from the NWMLS through Monday of this week.

The map shows most of the outline of Kirkland’s Highlands neighborhood. The map address is simply for a street corner in the middle of the Kirkland Highlands. For those not familiar with the neighborhood, it’s a pocket of unique homes close to downtown Kirkland. In some ways it feels like an island, because it’s separated on the east by 405, the south by Central Way (the main route to downtown) and the west and north by the BNSF corridor. The neighborhood has the best of both worlds, a little isolation without any through traffic, but just seconds from everything.

This week’s hot price for Kirkland Washington home sales:

$400-499,999  and  $800-899,999 3 sales each

  • The price range with the most Kirkland homes for sale: $400-499,999   57 homes.  Three less homes for sale than last week.
  • There were a total of 393 (up 17 from last week) homes for sale in Kirkland and 9 (down 2) homes sold.
  • Week with the most number of homes for sale in the last 7 weeks:   393 homes for sale,  9-15-10, this week.
  • Week with the highest number of homes sold in Kirkland in the last 7 weeks:  8-18-10, with 16 sales.  Sales continue to be steady over the last few weeks with 10-16 homes sold.

  • Peak  of homes and condos for sale in King County in 2009?
  • July 27th marked a high of 13,861 homes and condos for sale in King County.

The odds of selling is another way to characterize the “absorption rate” in which we take the number of homes sold in a particular month and divide it by the number of homes on the market. This number tells us what the odds are that a home will sell.

The median price in Kirkland increased from $581,919 to $641,000. Remember the median price for each month only reflects the home sales for that particular month.  It’s important to track pricing over several months to get a more accurate reading.

Home sales are on par with the last few months and slightly less than last year at this time.

Do you care about the quality of life in Kirkland, WA?  How do you see the BNSF corridor being used? The Kirkland City Council wants to hear from you.

Voice your opinion now.  It’s very important to let the City Council know where you stand.  A diesel train going through Kirkland will change our quality of life, particularly here in The Highlands.  A rail line will cut us off from other neighborhoods and impact the kids walking to Peter Kirk Elementary and Kirkland Junior High.

A trail, on the other hand,  would be a great addition to the quality of life Kirkland offers.  We have the wonderful parks, lake access, beaches, and interesting small town feel, but we do not have a world class trail which be a great benefit to the community’s health.  More people could walk or bike to work if there was a trail available.  Think of the people who use the Sammamish River Trail or the Burke-Gilman Trail.  Think of all the people who move to homes nearby the trail because it’s such an asset.

Hearing from you, the public,  helps this cause to become something very real.

This week’s hot price for Kirkland Washington home sales:

$400-499,999  3 sales

  • The price range with the most Kirkland homes for sale: $400-499,999   60 homes.  One more home for sale than last week.
  • There were a total of 376 (up 5 from last week) homes for sale in Kirkland and 11 (up 2) homes sold.
  • Week with the most number of homes for sale in the last 7 weeks:   382 homes for sale,  8-11-10
  • Week with the highest number of homes sold in Kirkland in the last 7 weeks:  8-18-10, this week, with 16 sales.  Sales have been pretty steady over the last few weeks with 10-16 homes sold.

The number of homes for sale in the Kirkland Highlands’ neighborhood crossed above 30 for sale for the first time in a long time.  Four homes were newly listed for sale in The Kirkland Highlands over the past two weeks and all but one of the homes is priced above $1.2 million.  More homes are coming up for sale in the Highlands priced above $1 million than have been most of 2010.  Two of the three new high end listings are for new construction homes.

There were several prices reduced on homes and all of them were in the $400′s-$500′s.  One home’s price was increased after a couple of months on the market.

On the town home side, one listing came up this week that did not seem to show up last week, hence one of the reasons there are now 4 town homes for sale when the last report had 2 available.  (More of the kinks are worked out of our new MLS system, but occasionally there are still some out there.)

In most areas of Seattle’s eastside we are seeing the number of homes for sale dropping, which is typical for this time of year.
