Hot Kirkland, WA Real Estate Prices for the Week, 8-25-10

This week’s hot price for Kirkland Washington home sales:

$700-799,999 and 800-899,999  3 sales each

  • The price range with the most Kirkland homes for sale: $400-499,999   59 homes.  One more home for sale than last week.
  • There were a total of 374 (up 6 from last week) homes for sale in Kirkland and 14 (down 2) homes sold.
  • Week with the most number of homes for sale in the last 7 weeks:   382 homes for sale,  8-11-10
  • Week with the highest number of homes sold in Kirkland in the last 7 weeks:  8-18-10, this week, with 16 sales.  Sales have been pretty steady over the last few weeks with 10-16 homes sold.

  • Peak  of homes and condos for sale in King County in 2009?
  • July 27th marked a high of 13,861 homes and condos for sale in King County.

  • 7-12-10   14,235
  • 8-23-10  14,530

Two weeks ago there were 14,639 homes available for sale in King County?  Was this the peak of homes for sale this year?

Don’t forget the Kirkland Highlands and NorKirk picnic tomorrow, Saturday, August 28th, at Crestwoods Park from 1-4 PM.  This is the first time the two neighborhoods have joined together.  It ought to be a great time with music, crafts and clowns.

Latest Real Estate Buzz in Kirkland WA’s Highlands, 8-23-10

The number of homes for sale in the KIrkland Highlands’ neighborhood increased slightly this past week as more of the new construction that was taken off the market a few weeks ago is back on the market as bank owned homes. This explains the increase in homes for sale in the $500-750,000 price range.   In the $350-499,999 price range there were 8 homes for sale a few weeks ago and now we have 4 available homes.

One home sale closed this week and it sold in 5 days for full price! If you price your home ahead of the competition and have it showing well, it will sell.  Buyers will see the value and pay for it.  If buyers do not see value, the home stays on the market and may go through several price reductions in order to sell.

The real estate statistics below reflect the activity in The Kirkland Highlands for the past two weeks. All data is taken from the NWMLS through Monday of this week.

The map shows most of the outline of Kirkland’s Highlands neighborhood. The map address is simply for a street corner in the middle of the Kirkland Highlands. For those not familiar with the neighborhood, it’s a pocket of unique homes close to downtown Kirkland. In some ways it feels like an island, because it’s separated on the east by 405, the south by Central Way (the main route to downtown) and the west and north by the BNSF corridor. The neighborhood has the best of both worlds, a little isolation without any through traffic, but just seconds from everything.

8-23-10  14,530   So far, the highest number of homes in King County for sale in 2010 was at the end of July, when the number hit 14,639.  Over the past few weeks, the numbers have been bouncing around, but not changing a huge amount.

This week’s hot price for Kirkland Washington home sales:

$600-699,999  4 sales

  • The price range with the most Kirkland homes for sale: $400-499,999   58 homes.  Down 6 homes from last week.  Since only two sold this week, several were taken off the market.
  • There were a total of 367 (down 15 from last week) homes for sale in Kirkland and 16 (up 6) homes sold.
  • Week with the most number of homes for sale in the last 7 weeks:   382 homes for sale,  8-11-10
  • Week with the highest number of homes sold in Kirkland in the last 7 weeks:  8-18-10, this week, with 16 sales.  Sales have been pretty steady over the last few weeks with 10-16 homes sold.

The odds of selling is another way to characterize the “absorption rate” in which we take the number of homes sold in a particular month and divide it by the number of homes on the market. This number tells us what the odds are that a home will sell.

Where’s Kirkland WA?

The median price in Kirkland decreased from $599,000 to $549,900. In June, Kirkland’s median price increased from $596,925 to $624,950.   Remember the median price for each month only reflects the home sales for that particular month.  It’s important to track pricing over several months to get an accurate reading.

The number of Kirkland homes  sold in June increased by 3% compared to July, 2009.  However, the number of homes for sale is a lot less than last year, with 16.5% less Kirkland homes for sale.

Home sales are on par with the last few months and with last year at this time.  Sales are much slower than March and April of this year. The historically low interest rates, which should be boosting home sales, is a reflection of the weaker economy.

Kirkland Highland’s real estate buzz is back after a short break on my part, so this post covers three weeks of real estate sales  activity.  The most activity in The Highlands over the past few weeks happened with price reductions and homes coming off the market.

We do, however, have a sale for a home over $1.2 million, something that was more the norm in the past, but something we’ve not seen for quite awhile.

The real estate statistics below reflect the activity in The Kirkland Highlands since July 12th. All data is taken from the NWMLS through Monday of this week.

How Big is Kirkland WA’s Highlands Neighborhood, Literally?

Ever wonder how many people live in the Kirkland Highlands or how big the neighborhood actually is?

Some interesting facts about the Kirkland Highlands and other neighborhoods in Kirkland from the 2004 City of Kirkland Community Profile:

  • The Kirkland Highlands has 249 acres
  • 2,478 citizens
  • there’s no employment in the neighborhood, the only one in Kirkland that’s strictly residential.

Here’s how some of the other Kirkland neighborhoods stack up:

The biggest neighborhood? North Rose Hill with 760 acres

The smallest neighborhood? Everest with 173 acres.
