The Hot Price of the Week for Kirkland Real Estate, 6-23-10

This week’s hot price for Kirkland Washington home sales:

$3o0,000-399,999 2 sales

This week may have been one of the slowest weeks for Kirkland home sales, with only 5 total sales.  The busiest price range with 2 sales, was not all that busy.  Such a contrast to last week when 4 homes sold over $1 million and the total number of Kirkland homes sold was 17.

The other big news of the week is we’ve surpassed 2009′s peak of homes for sale in King County. There are now almost 100 homes more on the market than at 2009′s peak of 13,861 homes for sale.

  • Most Kirkland homes for sale: $400-499,999   61 homes.
  • There were 360 homes for sale in Kirkland and 5 homes sold last week.
  • Most number of homes for sale in the last 7 weeks:   372 homes for sale, 5-26-10
  • Highest number of homes sold in Kirkland in the last 7 weeks:  6-16-10 with 17 sales.

  • Peak  of homes and condos for sale in King County in 2009?
  • July 27th marked a high of 13,861 homes and condos for sale in King County.

  • Yellow means the number of homes for sale and the number of sales in the price range is balanced between the buyer and the seller.
  • Red indicates a sellers’ market where the seller may have the advantage as more homes are selling when compared to what’s available.
Down the side of the chart, the home sales activity is broken down into a price bracket of $99,999. All the homes priced between $400,000-499,999, as an example, are put together in one price category in the chart.
Across the top, the chart is broken down into real estate activity by the week. If you take the $400-499,999 line and follow it across the chart, you’ll see what has happened each of the last seven weeks.  There are three columns under each week. On the left side of the column is the number of homes for sale in Kirkland.  The middle column shows how many homes sold that week, and the final column under the date shows the months supply of homes for sale.  In other words, if no other homes came up for sale, it would take an average of 5.5 months to sell all the homes in the $400-499,999 price range.


Will Kirkland WA Have Fireworks This Year?

Help save Kirkland’s Fireworks. Kirkland can no longer afford the annual 4th of July fireworks.  Those who can contribute, please do so and help to support Kirkland’s tradition of 4th of July fireworks.

When Penny Sweet’s Letter to the Editor was published in The Kirkland Reporter, at least $25,000 was needed. On Facebook’s Celebrate Kirkland page, an auction at The Grape Choice raised $5000 last week.  Let’s hope we are well below the $20,000 mark at this point as the 4th is less than 2 weeks away.

Latest Real Estate Buzz in Kirkland WA’s Highlands, 6-21-10

Kirkland WA’s Highlands real estate was pretty active over the last couple of weeks.  Five homes came up for sale, two home owners received and accepted offers, one home went beyond the inspection, and one home sale closed.

Nine homes were taken off the market, which is a lot. Because so many homes came off the market last week, the number of homes for sale dropped by 5 homes. There were several in different price ranges, but some new construction  homes were included in this list.  Usually new construction homes that are taken off the market are re-listed since they need to be sold.   I expect the number of homes for sale in The Kirkland Highlands to go back up as soon as the new construction homes go back on the market.

The real estate statistics below reflect the activity in The Kirkland Highlands for the past two weeks. All data is taken from the NWMLS through Monday of this week.

The map shows most of the outline of Kirkland’s Highlands neighborhood. The map address is simply for a street corner in the middle of the Kirkland Highlands. For those not familiar with the neighborhood, it’s a pocket of unique homes close to downtown Kirkland. In some ways it feels like an island, because it’s separated on the east by 405, the south by Central Way (the main route to downtown) and the west and north by the BNSF corridor. The neighborhood has the best of both worlds, a little isolation without any through traffic, but just seconds from everything.

This week’s hot price for Kirkland Washington home sales:

$1,000,000-1,4999,999 4 sales

This is the first time in years, possibly, but definitely in a long time, that the most number of homes sold was in a price range above $1,000,000.  There’s more of a confidence in Seattle-eastside real estate when high end homes are selling.

  • Most Kirkland homes for sale: $400-499,999   61 homes.
  • There were 354 homes for sale in Kirkland and 17 homes sold last week.  There was a drop of 10 homes for sale this week from the last week.
  • Most number of homes for sale in the last 7 weeks:   372 homes for sale, 5-26-10
  • Highest number of homes sold in Kirkland in the last 7 weeks:  5-5-10 with 18 sales.

  • Peak  of homes and condos for sale in King County in 2009?
  • July 27th marked a high of 13,861 homes and condos for sale in King County.
  • 1-4-10 9726
  • 6-7-10   13,831    Only 30 homes behind the peak of King County homes (single family and condos) for sale in 2009.  Will we hit the peak of the number of homes for sale in King County in the near future?

April, 2010           362 homes for sale,         73(was 80) homes sold           now 20% (was 22%)odds of selling a home.*

May, 2009           474 homes for sale             50  homes sold                  10 % odds of selling a home.

*(Reflects the revised percentage of homes sold because some home sales failed.)

The odds of selling is another way to characterize the “absorption rate” in which we take the number of homes sold in a particular month and divide it by the number of homes on the market. This number tells us what the odds are that a home will sell.

The odds of selling a home in Kirkland in May were 15%, less than April’s chances, but more than May, 2009.  There was less of a drop in Kirkland home sales from this April to May than there was in many of the other Seattle-eastside areas.

Median price decreased by a hair from $599,950 to $599,000.  An approximate $1000 decrease is really not a big deal at all compared to the typical changes we see in Kirkland real estate prices.

The number of homes for sale declined by 25% and sales were up by just 3.4% from May of 2009.  I’ve been encouraged to see a couple of high end sales recently in the Kirkland Highlands.  I’ll report on those sales in my next weekly update.

  • Most Kirkland homes for sale:  $400-499,999   57 homes.
  • There were 364 homes for sale in Kirkland and 15 homes sold last week.
  • Most number of homes for sale in the last 7 weeks:   372 homes for sale, 5-26-10
  • Highest number of homes sold in Kirkland in the last 7 weeks:  5-5-10 with 18 sales.

Two Kirkland WA Highlands home sales closed this week and there were price reductions on four of the homes for sale.  Most of the price reductions were for homes priced in the $400,000 range.  One town home got an offer to purchase from a buyer.
