Did you feel the earthquake the other day? It was centered in Carnation, but was felt in a lot of places on Seattle’s eastside.  The Kirkland neighbors who crowded into Peter Kirk Elementary’s gym last Sunday night may be better prepared for a more massive earthquake, if it ever happens.  About 150 Kirkland neighbors from West of Market, East of Market (NorKirk) and the Highlands neighborhood

More than a dozen people attended from outside the community (some even acted as room leaders for the event).  A local FEMA rep was in attendance and very pleased with the program–he wants to be involved in future events.

If you didn’t make the meeting, check with your neighbors, it’s never too late to get organized and be prepared.

5-19-10:   $700,000-799,999 and $800-899,999

  • Most Kirkland homes sold: $700-799,999 and 800-899,999   3 sales each
  • Most Kirkland homes for sale:  $400-499,999   57  homes.
  • There were 371 homes for sale in Kirkland and 14 homes sold last week.
  • Most number of homes for sale in the last 7 weeks:   371 homes for sale this week, 5-19-10 and last week, 5-12-10.
  • Highest number of homes sold in Kirkland in the last 7 weeks:  4-21-10 with 24 sales.
  • There were 2 Kirkland homes sold between $2,500,000- $2,999,999.  Kirkland real estate at the high end has had a few sales each week, which is good news.

Another home in the Kirkland Highlands’ neighborhood came on the market above $1 million, something which was fairly common in the past, but not as typical this past year with the drop in Seattle-eastside home prices.

The real estate statistics below reflect the activity in The Kirkland Highlands for the past two weeks. All data is taken from the NWMLS through Monday of this week.

The map shows most of the outline of Kirkland’s Highlands neighborhood. The map address is simply for a street corner in the middle of the Kirkland Highlands. For those not familiar with the neighborhood, it’s a pocket of unique homes close to downtown Kirkland. In some ways it feels like an island, because it’s separated on the east by 405, the south by Central Way (the main route to downtown) and the west and north by the BNSF corridor. The neighborhood has the best of both worlds, a little isolation without any through traffic, but just seconds from everything.

*(Reflects the revised percentage of homes sold because some home sales failed.)

The odds of selling is another way to characterize the “absorption rate” in which we take the number of homes sold in a particular month and divide it by the number of homes on the market. This number tells us what the odds are that a home will sell.

The odds of selling a home in Kirkland in March were 22%.

Median price decreased from $649,000 to $575,000.

The number of homes for sale declined by 23.5% and sales were up by 102%.  The highest increase in home sales on Seattle’s eastside.

Kirkland Washington’s Metropolitan Market Put On a Great Bash for Hopelink

Kirkland’s new Metropolitan Market made a great entry into the Kirkland, WA community last night.  The grocery store (coming on June 3rd) opened its doors to its unfinished store and sponsored a party to raise money for Hopelink.  Approximately 400 people attended at a cost of $75.00 each, raising, I hope, about $30,000!    The event was a great tribute to the community spirit of our newest supermarket and to the generosity of Seattle eastsiders.

The food was fabulous as many local purveyors were offering tastings of their food.  There were vendors all over the store serving some wonderful bites,  Think apricots with cheese and pecans, artisanal cheeses and gourmet crackers, meatballs with savory sauces, wonderful mushrooms, oysters, cioppino, gelato, mouth watering mini-cupcakes

and enough chocolate to feed the entire eastside.  Fran’s Chocolates, with those salted caramels President Obama loves, Theo’s Chocolates, Tom Douglas‘s crew and his fish/meat rubs, Salumi from Pioneer Square and a host of other great Northwest food and wine purveyors were there.

I was particularly impressed by the graciousness of the  staff.  We were welcomed at the door and thanked with a gift bag when leaving the event.  The plus for all who attended was the great food and the opportunity to see what will be coming for Kirkland with Metropolitan Market.

Best of all, Hopelink received money to fund programs.

Kirkland WA’s Highlands’ real estate is moving well.  The number of homes for sale is remaining steady over the last few weeks and sales are happening.  Since The Kirkland Highlands is a neighborhood of just under 1000 homes, it’s not a huge area, so this real estate activity is fairly normal.

We now have a home priced over $1 million, something which used to be very common, but something we haven’t seen in the recent past.

The real estate statistics below reflect the activity in The Kirkland Highlands for the past two weeks. All data is taken from the NWMLS through Monday of this week.

Walking my dog in the Kirkland Highlands yesterday gave me a great opportunity to see  the beautiful flowers that were in bloom all over the neighborhood.   The Seattle area is a great place to be in the spring.  It’s just beautiful.  Keep those sunny days with the blooming flowers in mind when it’s gray and rainy like today!
