  • Most number of homes for sale:  $400-499,999   55 homes.
  • There were 370 homes for sale in Kirkland and 16 homes sold last week.
  • Most number of homes for sale in the last 7 weeks:  This week, with 370 homes for sale, 4-29-10.
  • In the past 7 weeks, there’s been an 8% increase in the number of homes for sale, from 340 t0 370.
  • Highest number of homes sold in Kirkland in the last 7 weeks:  4-21-10 with 24 sales.
  • There were homes sold in all price ranges below $1,000,000.

Kirkland WA’s Highlands’ real estate is showing a very consistent trend over the last month.  There’s been a steady number of  new listings and sales each week.  One new listing came on the market in the high 300′s and sold almost immediately.

The real estate statistics below reflect the activity in The Kirkland Highlands for the past two weeks. All data is taken from the NWMLS through Monday of this week.

The map shows most of the outline of Kirkland’s Highlands neighborhood. The map address is simply for a street corner in the middle of the Kirkland Highlands. For those not familiar with the neighborhood, it’s a pocket of unique homes close to downtown Kirkland. In some ways it feels like an island, because it’s separated on the east by 405, the south by Central Way (the main route to downtown) and the west and north by the BNSF corridor. The neighborhood has the best of both worlds, a little isolation without any through traffic, but just seconds from everything.

  • There were 358 homes for sale in Kirkland and 24 homes sold last week.

Good-Bye to Downtown Kirkland WA’s Tria Moda

Downtown Kirkland keeps changing.  Like many small downtown neighborhoods, it has seen stores come and go.   One of my favorites, Tria Moda, is closing on Park Lane and heading back to its Edmonds store.  I hate to see them go as the store has been a good representation of a small, locally owned shop which carried unique and wonderful things.  I hate to see unique shops close, plus they had great clothes to buy!

It’s tough to be an independent, interesting store in any town these days.  I don’t want to see everything become too cookie cutter with the same offerings you find any and everywhere else.  Kirkland hasn’t gotten to that point and let’s hope it never does.  It’s so important for Kirkland to maintain its identity as a unique town on Seattle’s eastside.  I’m betting most of us moved to Kirkland for that very reason.

Since I’m writing about downtown Kirkland, I want to mention artists will occupy vacant store fronts for 10 days, starting at the end of this month.  It’s a great idea that will bring life to downtown.  Support these artists and stop downtown during the first ten days of May.

March, 2010              345 homes for sale,        75 homes sales,              22% odds of selling a home.

February, 2010       315 homes for sale,        52 (was 65) home sales      16.5% (was 21.5%) odds of selling a home.*

March, 2009           448 homes for sale         24  home sales                  5 % odds of selling a home.

*(Reflects the revised percentage of homes sold because some home sales failed.)

The odds of selling is another way to characterize the “absorption rate” in which we take the number of homes sold in a particular month and divide it by the number of homes on the market. This number tells us what the odds are that a home will sell.

The odds of selling a home in Kirkland in March were 22%.

Median price increased to $515,000 from $490,000.

The number of homes for sale declined by 22% and sales were up by 118%.

As I mentioned last month, typical with spring in Seattle neighborhoods, more homes are coming up on the market.  The number of homes and condos for sale in King County has exceeded 13,000.

I expect Kirkland home sales to continue to be strong into April as buyers try to purchase a home before the end of the home buyer’s tax credit.

Making Progress on Kirkland Highlands 116th Ave Sidewalks

Five weeks ago I took photos of the start of the sidewalk development in Kirkland Washington’s Highlands neighborhood.

The contractors are making progress, although when you look at these photos, there’s still a lot of work to be done! These photos are heading south from NE 100th on 116th, whereas the photos in my first post were heading north along 116th.

Aaron McDonald from the city said:

They are currently on schedule to finish near the end of may (but their contract runs till mid June).

The number of Kirkland Highlands homes for sale is remaining steady this past month with about 27 homes for sale.  The greatest number of homes for sale are in the $500-750,000 price range.

The Sun and Summer Are Coming to Kirkland, WA

Since it’s gray rainy today, we need to thing about the sun in Seattle.   Could you feel spring, and maybe even a hint of summer, this past weekend in Kirkland? Sunday was not as windy as Saturday, so it was definitely the better day. Some people were out in shorts and t-shirts.

But on Saturday, it was sunny, but still chilly and windy along the waterfront.  Hardly anyone was sitting out at the waterfront parks because of the wind off the lake.

I ventured out on the lake for the first time this season and it was just gorgeous, but chilly.

Kirkland Washington home sales, hot price range of the week:  $220-299,999, $300-399,999 and $1,000,000-1,499,000.

This was a very busy, active week in many different price ranges for Kirkland real estate.

  • Most number of home sales in Kirkland: $200-299,999, $300-399,999, and $1,000,000-1,499,999  5  sales each!
  • Most number of homes for sale:  $400-499,999 45 homes, whereas the usual price range of $1,000,000-1,499,999  had dropped to 43 homes for sale.  It’s a rare week to see this price range not have the most number of homes for sale.
  • There were 346 homes for sale in Kirkland and 22 homes sold last week.
  • Most number of homes for sale in the last 7 weeks:  3-25-10   352 homes for sale.
  • Highest number of homes sold in Kirkland in the last 7 weeks:  3-10-10  and this week, 3-31-10 with 22 sales.

  • Peak  of homes and condos for sale in King County in 2009?
  • July 27th marked a high of 13,861 homes and condos for sale in King County.
  • 1-4-10 9726
  • 4-2-10   12,726  Exactly 3000 more properties are on the market in King County this week.  This is a 24% increase in the number King County properties for sale.
