First Day of School is September 2nd-Be Careful Out There

School starts on September 2nd.   Check the Lake Washington Schools Website for each school’s times.  The school day varies for each school.  Have a wonderful school year.

But for all of the rest of us, let’s be careful out there.  More kids will be out and about, walking to school. Be extra careful as you are driving near the schools.

There were no closed sales this week.  One home is now pending after having an inspection this past week. Another home received an offer and is “pending inspection.” Because there are several high end listings that have been taken off the market, the average price and the median price have dropped considerably this past week.

4 active town home/condo listings

(one of these town homes has been listed as if it’s located East of Market, not in the Highlands. It does not show up in a search of available condos/townhomes in the Highlands.  It shows up in a search of East of Market town homes.)

1 town home is pending inspection as it received an offer. This town home is located in Forbes Creek and is priced under $400,000.

1 town home is temporarily off the market.

Recently, I wrote a post about home prices in Kirkland after I spoke with Kendall Watson at The Kirkland Reporter about Kirkland’s home prices. I realized many people think everything in the city is over a million dollars. Not true.  There are many expensive properties in Kirkland, but prices in Kirkland are all over the map, from the 300k range, all the way to 7+ million dollars.

What does it take to win one of these Kirkland homes? What does it cost to buy it? Starting with one of the highest priced homes in Kirkland at $7,600,000:

What Were The Chances of Selling A Home in Kirkland, Washington in July, 2008?

Sellers had a 10% chance of selling a home in Kirkland in July, 2008.

(Click on the link above to see a chart with Kirkland’s real estate trends for the last few years.  The chart shows trends for Kirkland, south of NE 116th St.)

July, 2008              508 homes for sale, 51 sales, 10% chance of selling.

June, 2008             491 homes for sale, 81 sales, 16.6% chance of selling.

May, 2008             530 homes for sale, 51 sales,   9.6% chance of selling.

July, 2007             366 homes for sale, 82 sales,   22.4% chance of selling.

 ”It will be interesting to see how July plays out and if a trend is happening here.”  This last statement is from the comments I made in my report  on the chances of selling a home in June, 2008 in Kirkland, Washington.  Unfortunately, I don’t see the trend playing as I would’ve hoped.  July  was not a stronger month for selling in Kirkland than June.  July’s absorption rate, the chances of selling a home, is very similar to May’s absorption rate.  So far, the peak of activity in Kirkland real estate sales has been in June of this year.

There were no closed sales this week.  Two sellers cancelled their listings, re-listed the homes, and the homes are now pending inspection with offers this week. The amount of homes for sale in The Kirkland Highlands does not vary all that much from week to week.  There seems to be a pattern of a few new listings and a few new sales each month, so the overall inventory remains somewhat constant.

Town homes/condos:

5 active town home/condo listings

One town home listing in HIghland Creek off NE 87th was cancelled and the home is now off the market.

Have you been to the Kirkland Farmers’ Market lately?  You’ve got the pick of  summer vegetable, fruits, and flowers.  Check it out each Wednesday from 2-7 PM from now through October on Kirkland’s Park Lane.  It’s a great way to buy fabulous produce, support your local farmers, and save gas by buying your food in downtown Kirkland.

Can’t make it on Wednesdays?  Check out the Juanita Farmers Market on Friday evenings from 3-7 PM through October 5th at Juanita Beach, 9703 NE Juanita Drive.

Kirkland Washington Bicycle Criterium Hits Downtown

Kirkland, Washington has played host to all kinds of activities, the Seafair Marathon, a car show, and last evening’s Bicycle Criterium.  Downtown Kirkland has been hopping this summer and we haven’t even talked about boats!

These people had a front seat with dinner at Kirkland’s Wilde Rover Pub and Restaurant.
