This week’s real estate buzz:

The number of listings has dropped in the last couple of weeks, which is unusual for most of the Eastside neighborhoods.  The least expensive home in the neighborhood received an offer this week.  This week the most affordable home in the Highlands is priced at $469,850. Price reductions have happened in every price range, not just high end homes.  Conversely, sales have happened in every price range over the last few months as homes have continued to sell in the neighborhood.

It’s Garage Sale Time In The Kirkland Highlands

Those Kirkland Highland’s neighbors are at it again with their annual garage sale this Saturday, one day only, come on down:

One day only- Saturday the 31st – 8am to 4pm  There will be items from A to Z from a dozen households. They’ll be lots of signs and balloons to help guide the way to 11212 NE 95th St.

Hopelink Benefit, Wenatchee River Rafting Trip

6/8: Hopelink Benefit Rafting Trip!!! Wenatchee River! Leavenworth, WA

Benefit Rafting trip for Hopelink (see info below) on the WENATCHEE RIVER Sunday, June 8th. Sponsored by RIVERS INC! http://www.riversinc.net/

Join us on a one day rafting trip on Washington’s most popular whitewater run, all proceeds to directly benefit Hopelink. Minimum donation for the trip is $65 per person (tax deductible!). So come join us, and help a great cause too! The trip starts at the foot of the Cascade Mountains, just outside the Bavarian town of Leavenworth. The Wenatchee is noted for having the largest waves in the state (sometimes over 10′ high) and plenty of sunshine. Despite all it’s adrenaline plumping action, the Wenatchee is a relatively easy river to navigate, making it suitable for a wide range of skills and ages.
Meet time for this trip is 10:30 am. Drive time from the Seattle area is approx. 2 1/2 hours. Raft trip will end about 4:30 pm.  Minimum age: 10 years old.
Minimum donation $65 per person, to benefit Hopelink!
Comfortable wetsuit, lunch, all other necessary river gear, & shuttle at river will be provided.
Completed registration form (send an email to receive the form) and full payment are required to reserve your space.   Pre-registration is required, deadline for sign up is June 4th.

Don’t have time to attend meetings regarding all the changes in Kirkland, but want to keep up?  Check out Kirkland Views blogI was impressed with Rob Butcher’s presentation and analysis of the latest city council meeting. 

 The Bank of America project was evaluated at the meeting, but rather than rehash the already well-written piece, here’s a link to the blog post and online discussion.    Bookmark this blog, so you can keep up with Kirkland changes.  Funny or sad-his next post is advertising positions on Kirkland’s Design Review Board.

Where’s Fonzie? Shades of "Happy Days", Dining in Your Car at a Kirkland/Bellevue Hotspot

The Mercedes, Jags, and Porsches are all lined up at noon for lunch and a chance to experience a little bit of the past, youth, and burgers. The SUV’s and the vans are all here.
It’s all at Burgermaster, a 60′s icon on the  Kirkland/Bellevue line located at 10606 Northup Way. The drive-in dining experience has been happening in this spot for years. No roller skating waitstaff here, but dining in the car with a tray hooked to your car window!
The food is good, the crowds are here and it’s fun! Burgers are the stars, but you can also have a crab and cheese melt, satisfy your vegetarian needs with veggie burgers and the best onion rings in town.

This week’s real estate buzz:

No new listings in the Highlands this week, however, there were two sales.  What’s nice to see is a new construction view property at the high end of prices in Kirkland’s Highlands selling this week.  The other home receiving an offer was the best priced home in the neighborhood in Forbes Creek with an asking price of $399,950.  The other piece of good news is the closed sale of the week sold for ABOVE full price at $10,000 above the asking price.  This home was well priced and showed beautifully.  Homes sell for over full price when there are two buyers wanting the home at the same time or the seller is paying the buyer’s closing costs and adds this cost to the sales price.

What Were The Chances of Selling Your Kirkland, WA Home in April, 2008?

Sellers had a 8.46% chance of selling a home in Kirkland in April, 2008. This means that out of every 100 homes for sale, about 8 received offers, 92 homes didn’t receive offers and became part of May’s inventory.
