My analysis of this week’s real estate buzz:

There has been sales activity reported in the sold subject to inspection, pending and closed sales categories in both of the last two weeks.  Real estate sales have been happening in the Highlands. 

New listings:

$679,000 rambler with a view and updating

$1,095,000 for a remodeled  home on NE 104th with a view.

Homes receiving offers:

$659,000 an older home with a fabulous view. Lot value, originally priced over $1 million.

$699,000 Highland Creste, was priced at $759,000, on the market for 147 days.

Homes sold contingent:

(The buyer has to sell their home as a condition of the sale.)

None this week.

Homes that are pending sales:

(home sales in which the inspection has been satisfied)

$569,950 a remodeled midentry home on 111th.  Sold in 8 days.

$1,825,000 new construction on 112th with a view.  On the market for 178 days.

Price reductions:

None this week, the first time in a long time!

Closed sales:

(Homes in which the new owner has moved in!)

$375,000 rambler in Edwards Place. Originally priced at $424,900, reduced to $414,900 before receiving an offer. On the market for 61 days. Sold for 12% below the original asking price.

$575,000 remodeled tri-level in Hidden Hills, originally priced at $675,000, final list price of $579,000. On the market for 86 days. Sold for 15% below the original asking price.

Town home/ condo activity is the strongest it’s been in a while.  It’s nice to see some of the listings with long market times now selling.

My analysis of this week’s real estate buzz:

This week the number of listings is the same as last week, with 23 homes on the market.  One home  received an offer, two are pending sales, one closed, and there were two new listings and two price reductions. Market time has increased by almost a week, although there has been more sales activity than we have seen in the Highlands in the last few months.

New listings:

$674,950 in Waterwheel Park, Forbes Creek, a Panterra build 2290 sq. ft two story with the garage finished into living space.  This home has wonderful street appeal and is right across from the tennis courts.

$869,000 two story on NE 100th, built in 2001 with 3200+ sq ft. 

Homes receiving offers:

$569,950 for a mid-entry home with extensive remodeling.  It was on the market for 2 days.

Homes sold contingent:

(The buyer has to sell their home as a condition of the sale.)

$1,499,000 Altezza daylight rambler, 3630 sq. ft. with a view.

Homes that are pending sales:

(home sales in which the inspection has been satisfied)

$414,900 rambler in Edwards Place.

$712,900 remodeled rambler in Hidden Woods.

Price reductions:

$722,000 Highland Creste home reduced from $749,000.

$949,000 newer two story on NE 87th down from $989,000.

Closed sales:

(The new owner has taken ownership)

$545,000 tri-level in Hidden Woods. Sold for full price.
